Village Center Advisory Services
University of the South, Sewanee, TN
Randall Gross / Development Economics was engaged by the University of the South to assist with development of a mixed-use village center in Sewanee. The University is pursuing development of its Village as a way of providing more amenity value to its existing community but also for recruiting top faculty, students, and staff to its geographically-isolated location. RGDE completed residential, retail and audience support venue market analysis to determine potentials for the village center and worked with the university in identification of and negotiations with potential developers. In particular, he developed the best approach for creating incentives to leverage private investment in the center. He has also identified the need for anchor arts and cultural venues to help capture tourism and other visitor potential as part of a broader "arts colony" marketing strategy.
