University Housing & Neighborhood Revitalization Plan

Mr. Gross forecasted housing demand as an input to a revitalization plan prepared by Design Collective, Inc. for Park South, an inner-city neighborhood in Albany.  The neighborhood is located adjacent to major amenities, including hospitals and universities, as well as an Olmsted-designed urban park, and is within walking distance of downtown. The market analysis identified opportunities to capitalize on these amenities, including construction of university housing, as a way of diversifying the mix of housing and changing negative perceptions of the area. Part of Mr. Gross’s analysis included an assessment of university-related housing demand, with a focus on drivers including the University at Albany (formerly SUNY), Albany Medical College, Sage Junior College, and other institutions.  As a follow-up to this study, Mr. Gross was hired by the engineering firm responsible for the plan’s implementation to test the economic and fiscal impacts of the redevelopment program.
