Downtown Commons Economic Impacts & ROI

RGDE completed work on an economic impact and return-on-investment (ROI) assessment of a proposed Civic Square in the heart of Clarksville, Tennessee. Clarksville is a city of 150,000 and home to Austin Peay State University and Ft. Campbell military base. The civic square was meant as a mechanism for leveraging development and revitalization in Downtown Clarksville. Mr. Gross determined that a civic space would have a positive economic impact but fiscal returns from this public park would be maximized if combined with a broader, mixed-use development concept. The space has since been developed as Clarksville’s “Downtown Commons” and has become a focal point for community gatherings, ice skating, and downtown revitalization.
